What Charges will we have to Pay?

Please contact the sales team for the current site fees.

An annual site fee which is inclusive of water, sewerage and business rates.

Electricity is charged twice yearly per units used, gas is charged per bottle.

Periodic gas and electric safety inspections.

Once purchased all holiday homes at Kelling Heath and Woodhill Park must be insured.


What is our Security of Tenure?

The length of Licence Agreement term offered is determined by the Holiday Home price and whether the unit is new or pre-owned.

New Holiday Homes from the date of first purchase:
New caravan Holiday Homes £115,000 and under will have a 15 year licence, and new caravan Holiday Homes  £115,001 and over will be on a 20 year licence.

Pre-owned Holiday Homes:
Where a pre-owned Holiday Home is purchased, the date of first purchase of the unit is used to determine the length of Licence Agreement offered.  This will be the unexpired period remaining of the term originally granted at the date of the unit’s first purchase. The Holiday Home Sales Team will be pleased to advise the length of Licence Agreement for any Holiday Home available for purchase at Woodhill Park, please contact on 01263 589 900


Are you open all year and can we live here?


Our standard period of opening is for 9 months from 1st March to 30th November.  

Outside of these periods you are not permitted to use or stay overnight in your Holiday Home. However, you are still welcome on Park during the day.

We will ask you to provide a named copy of your most recent council tax bill confirming your permanent residential address in the UK with all owners names detailed at the time of purchase and this will then be required to be presented on an annual basis.

You are strictly not permitted to live at Woodhill Park, ownership is for Holiday use only.


Can we hire out our Holiday Home?


Yes, however this is a private arrangement between the owner and guest. You are required to show that it is safe by the annual provision of portable appliance testing, electrical testing and gas safety certificates; we can arrange these on your behalf. All hirers are bound to comply with the rules of the Park.


Are pets allowed in our Holiday Home?

Yes they are.  However we request that dogs be kept on leads and must not be left unattended.

Certain breeds of dog are not permitted on Woodhill Park in order to maintain the safety and wellbeing of all of our guests.  For an up to date list of breeds please contact reception.
