Insuring your Holiday Home
Once purchased, all Holiday Homes at Kelling Heath and Woodhill Park must be insured.
The Sales Team will be able to discuss this with you and provide a quotation for your chosen Holiday Home. In doing this, we will be acting as an Appointed Representative of Bspoke Lifestyle Ltd.

What is our Security of Tenure?
The length of Licence Agreement term offered is determined by the Holiday Home size, price, and whether the unit is new or used.
New Holiday Homes from the date of first purchase:
A Licence Agreement term of fifteen years for caravan-style units.
Used Holiday Homes:
Where a used Holiday Home is purchased, the date of the first purchase of the unit is used to determine the length of Licence Agreement offered. This will be the unexpired period remaining of the term originally granted.

Are you open all year and can we live here?
We open from 1 March to 30 November each year.
Outside of this period, you are not permitted to use or stay overnight in your Holiday Home.
We are confident that you will enjoy using your holiday home for your holidays at our Park. However, it is very important to understand that your holiday home may not be used as your main residence.
We will ask you to provide a named copy of your most recent council tax bill annually, confirming your permanent residential address in the Mainland UK.
Can we hire out our Holiday Home?
Yes, however, this is a private arrangement between the owner and guest. You are required to show that it is safe by the annual provision of portable appliance testing, electrical testing, and gas safety certificates; we can arrange these on your behalf. All hirers are bound to comply with the rules of the park.
Are pets allowed in our Holiday Home?
Yes they are. However we request that dogs be kept on leads when taking them for walks around Woodhill Park.
Certain breeds of dog are not permitted on Woodhill Park in order to maintain the safety and wellbeing of all of our guests. These are: Pit Bull Terrier, Japanese Tosa, Dogo Argentino, Fila Braziliero or a cross breed of any of the breeds shown. If you are in doubt about whether your dog will be permitted, please contact the Park prior purchasing a Holiday Home. Dogs must be on a lead at all times and must not be left unattended. The Company reserves the right to require anyone who brings a dog onto the Parks (whether of the breeds referred to above or not) which is considered a nuisance or is affecting the comfort of other guests, to remove it from the Park.
